Construction
Technologies typically serves as a construction manager
instead of a traditional general contractor. In a construction
management role, CT is the advocate of the owner and
is dedicated to ensuring the owner receives the highest
quality product at the lowest possible cost, and in
a timely manner. By working closely with the architect
and contractors, CT finds every possible way to save
the owner money, even if it requires designer constructibility
changes. CT makes certain the plans and specifications
concisely meet the clients needs. During construction,
CT oversees the subcontractors, processes all draw requests,
secures lien waivers and prepares payments accordingly.
CT conducts punchout inspections at the conclusion of
construction and follows up to see that deficiencies
are corrected. Progress schedules and financial reports
are submitted to the client detailing budgets and time
frames.

A comprehensive cost database has been developed by
Construction Technologies for a variety of trades and
materials including demolition, carpentry, sheetrock,
painting, wallcovering, carpeting, plumbing, electrical,
HVAC and millwork. This database is invaluable for comparing
subcontractor bids and determining when they are out
of line. The more work CT coordinates, the more effective
the database has become. This database is also helpful
in providing preliminary cost estimates for budget purposes
prior to obtaining bids.

Value Through National Supplier Relationships
In many instances it can be beneficial to require
subcontractors to utilize materials and fixtures purchased
through Construction Technologies national supplier
relationships. CT has established such relationships
as a result of large volume purchases of sheetrock,
paint, carpet, light fixtures, doors and frames, hardware,
cove base, ceiling tiles, wallcovering and other supplies.
These discounts can be in excess of 20% on material
costs and then passed on directly to the owner.

Construction
Technologies structures its construction management
fees differently from traditional industry practices.
The normal method is to charge a percentage of the total
project cost as a construction management fee. The CT
approach is to negotiate a flat fee with the client
before the project is started and to adhere to this
fee regardless of whether or not the project cost increases.
This removes any perceived incentive to increase the
project cost for the purpose of achieving higher fees
were they based upon a percentage. Further, 100% of
all savings generated on projects involving negotiated
contracts are returned to the client.
