Cohen-Esrey Equity Partners II, LLC purchased 7500 East 35th Terrace in the fall of 2005. The 48,400 square foot industrial building is located in the Stadium Industrial Park at the intersection of Interstate 70 and Interstate 435 in Kansas City, Missouri. The building was acquired in a tenants-in-common arrangement with an investment partnership that utilized a Section 1031 exchange after the sale of another property that it had sold. The building was built in the 1990s and is constructed of pre-cast concrete. Ceiling height is 24 feet and there are both drive-in and dock-high doors.
At the time of purchase, CEEP II signed a new five year lease with Alamosa PCS, a company that was later purchased by Sprint. In 2007 a lease-buyout with Sprint was completed and the property was sold to Missouri Gas Energy. The tenant-in-common executed another Section 1031 exchange for a Starbucks Restaurant. |
